10 Inch poured concrete damp-proofed below grade and rated at 3000 PSI. We do not warrant that below grade basements will be free of water due to the high water table that exists on this property. The Seller will at Seller’s expense, install a sump pump on any lot with a below grade basement that has water entering into the basement space.

Frame and Insulation

2×6 exterior wall sheathed with Zip System engineered plywood. Walls insulated with 6 inch high performance fiberglass (R21). Basement ceilings insulated with 9 inch fiberglass (R30). Attic insulation is blown in (R49). Sills constructed of pressure treated lumber. All other frame elements to meet or exceed state building codes.


Vinyl siding with accent shakes.

Vinyl thermo pane Low E gas filled Energy Star rated manufactured by Alside (Coastal High Impact Line)


Zip System roof sheathing. Shingles are 30 year architectural asphalt roof shingles. Ice and water shield provided under roof shingles in all roof valleys and 6 feet from roof edges.

Interior Woodwork

3.5 inch colonial baseboard with 2.5 inch colonial window and door trim. All interior doors are 6 panel hollow core masonite. All exterior doors are insulated fiberglass. All woodwork and trim will be painted semi-gloss white.

Smoke and carbon monoxide detectors

Per state and local requirements will be installed by builder.


Ceramic Tile Flooring from builder’s selections is included in all bathrooms. Hardwood Flooring is included in the entry foyer and hall, great room and kitchen. All other areas with finished flooring are carpeted ($18/yd allowance). Fireplace surrounds finished with absolute black granite tile. Standard hardwood is red oak finished with a satin finish (gloss finish available on request at no additional charge). Staircases to multistory homes are carpeted, hardwood stair cases available at additional cost.


Builder’s selection of Bosch Stainless Steel (or equivalent) appliances which include a propane range, dishwasher and over the stove microwave.


Builders selection of fixtures. A total of 10 recessed lights are included in the standard lighting package. Some homes come with builder supplied exterior post lamps, these lamps are installed to supply ambient street lighting and are programmed to run dusk to dawn and are equipped with high efficiency fluorescent light bulbs. These lights will be connected to the electrical supply of the house it is installed in front of.


Maple cabinets from builder’s selection of Echelon cabinets, other options are available. Standard countertops are Granite from Builder’s selections. Please note that granite is a natural material with variations in color and design. Please arrange to visit our granite supplier to select the slabs for your home. We are not responsible for any variations in the granite countertops due to the natural variations in this product.


Design built in compliance with state and local building codes. All fixtures are Kohler/Sterling or equivalent in white or off-white. All faucets are Kohler/Sterling or equivalent. Hot water to be supplied with an on demand high efficiency propane gas hot water heater.


Design built to comply with all local and state building codes. 200 Amp Circuit Breaker Service.


Heating supplied by a high efficiency (95+%) forced hot air system fired by propane gas. Central Air conditioning is standard. The system is a single zone system on one level homes and a 2 zone system on 2 level homes (additional zones are available at additional cost).

Walls and Ceilings

Skim coat plaster finished with Benjamin Moore “Natural Wicker” flat latex paint. Buyer may choose up to 3 paint colors at no cost. Ceilings and closet walls are painted plaster finished in swirled texture. Standard ceiling height is 8 feet (stud height) excepting cathedral or vaulted areas.

Cable and Phone outlets

Supplied and installed by builder throughout home.

Bath Accessories

Soap Dishes, towel racks, medicine cabinets, mirrors etc. are to be supplied and installed by the Buyer.


Will be completed per the landscape plan and include a basic lawn irrigation system.


Will be paved with hot top.


Builder will supply a passive radon mitigation system as part of the house. Any fans that needed to be added to the system for further mitigation are the responsibility of the Buyer.


Standard deck is 12×12 with composite rails and flooring.

* Passes for you and a guest will be issued upon the completion of a tour of the Homes at Old Marsh. All appointments must be scheduled with us and walk-on appointments are not allowed. Passes are non-transferrable, the person being issued the pass must present identification at the Pro Shop to use the pass. Passes require a cart fee for each player and cannot be used prior to 2:00 PM on weekends or holidays. Tee times must be made in advance with the Pro Shop at 207- 251-GOLF (4653).
